Before you write, it helps to know what we need in order to be useful. For a flat sheet, send the building name, the approximate floor and the size in square feet, and we will tell you whether a sheet already exists or whether an inspection must be booked. For a viewing slot run, tell us the days in the week that suit you and whether you will attend alone or with family, because the route is planned around the number of people walking. For an offer letter, bring the price, the deposit you have in mind and the completion date you are working towards, and the desk will draft the letter while you wait.

The shopfront sits a short walk from the King Yip Street bus stops and within reach of the Kwun Tong MTR station. There is a lift to the fourth floor, and the door of the office is on the right as you leave the lift lobby. If you arrive without an appointment, the desk will still try to help, but a viewing slot run cannot begin without notice to building management, so please allow a day between your call and the walk.

Do I need an appointment to see a flat sheet?

No. During business hours you may walk in to Liven House and ask for a sheet at the desk. A viewing slot run does need an appointment, because the route takes time and the building management must be told in advance.

Is the mortgage referral window free for buyers?

Yes. We do not charge a buyer for the introduction to a lending partner. Any loan agreement is between you and the lender, and the lender sets its own terms and fees.

What should I bring to a handover key sitting?

Bring the signed offer letter, the key schedule if you have one, and a form of identification. We will provide the handover sheet and record the meter readings in front of both parties before the key tag leaves the ring.

How long does a flat sheet take to prepare?

A sheet for a unit we have already inspected can usually be handed over at the desk the same day. A sheet for a new unit needs an inspection first, which is normally arranged within two working days of your request.

Can the shopfront act for both the buyer and the seller?

We prepare sheets and run viewings for either side, but we do not present ourselves as the legal adviser of either party. Each side should take independent advice before signing a binding sale document.
